Canuck and Edgemont Villages new Shop
It's been some time since there were some new entries on here. So here is an update! For about four years Lloyd Costley (Edgemont Village)and myself have been looking for a suitable commercial building to purchase to combine our workshops, have some rental space and invest in a property that could give us a decent appreciation over time.
We viewed over 30 properties over the past four years and submitted 6-8 offers that just went no where. In Nov 2015 we were shown a 3500 sq ft building about to be listed and got an offer in right away. Our offer subject to minimal conditions was accepted immediately with a Mar 1 2016 closing. Attached are some early photos, overgrown property 50x50 rear yard. The main area is a 2600 SQ ft open shop with 14 ft ceilings in 1500 sq ft, 300 sq ft low ceiling , a Devillbis Paint Booth and plenty of storage in the old office areas, 900 sq ft. We knew we had work ahead of us as this 60 year old building needed a lot of upgrades to get to code. The building was sound with a new roof, East and West walls were concrete block and the posts and beams were solid redwood.

First Order of business was to gut what we didn't need from the building
All electrical back to the panel. Temp walls but save the good building materials. Insulation Rotted back wall Old light fixtures. Old boiler system. Week of March 1.
With an electrician on hand to start the electrical rework Lloyd and I tackled the back wall. It had been constructed with 2x4 60 years ago and covered with clapboard on the outside and chip board on the inside, everything was rotted. The wall for the low bay area was addressed first, this is where we learned of some of the challenges going forward and I leared what a precision carpenter, woodworker Lloyd is. <span style="font-weight: bold">I reserve the right to vigourously defend myself in connection with this thread...</span> Paul and I set out to create a car hobby shop to restore and warehouse our cars. When we bought the subject building we had to decide whether to demo the 60 year old timber beam, former valve shop (later used for movie prop creations then as a printing shop) that was neglected and unloved or reno it into a vintage shop with idiosyncrasies and character. As you will see we decided on the latter. The reno process that began in March 2016 has been interesting, challenging, expensive, frustrating, sometimes painful (I could keep going) and highly rewarding. You couldn't ask for a better partner than Paul.

Yes we did, mostly buried large format fasteners and hardware from the original valve shop. Nothing of value just archaeologically significant to the building's history. Some of it we kept and will find a way to display in the finished product. |

Thanks for jumping in Lloyd, needless to say neither one of us has spent any time on our cars this summer due to the "project" Sams description of the old building basically described the cars I restore as well.
What evolved over the past 5 months on our various skills was interesting as their was the occasional "good Grief", "WTF" and "really, are we building for a cat 5 hurricane?". The results will show. |

We centered the door in the new back wall to allow for better Hoist and tool box location in the shop as well as even access to the back lot. http://i285.photobucket.com/albums/l...pslfhw0z0n.jpg With the new wall assembled on the ground it was time for "tilt up". The uneven proportions of the 60 year old upper beam caused some challenges in getting the wall securely on place. Having spent much of the Saturday evening using sledge hammers top and bottom to no avail, it was time to get out the heavy metal. Using a 7000 LB Yukon XL as an anchor point, a 30 foot cargo strap and a ratchet come a long, the wall was eased into place and Lloyd emptied an air nailer magazine (500 nails) to secure the wall forever. http://i285.photobucket.com/albums/l...pssgblj4dx.jpg a shot from the back of the lot. realizing we had a drainage problem, we opted to install all pressure treated plywood along the bottom row of the back wall. The height (12') and width (~30') of the new 2 x 8 high bay wall framing necessitated 2 sections. As the large timber header beam had a distict "twist" to it, trying to tilt up, fit and align the header plates was...well...difficult hence the GMC Yukon powered solution.

Heading into week 2 we made progress on the back wall and prepared for installation of new doors. Our barn roller doors had to be cut down.

We made the decision to use LED lights through out the shop, split into a few zones with a dimmer on the high bay lights.

The first week of April. We had several rooms inside that mended attention, one is being designated the "machine Room". Home for all buffers, grinders, drill press, hydraulic press. Lloyd called it the Alice in Wonderland room as it wasn't square, plum or flat. It needed new drywall and an Old filled in door that led to the neighbours front lot.

Back outside, with good weather forecast we opted to have the back lot paved. Remember all that overgrowth, it turned out to be Japanese Knotweed a very invasive and re occurring weed. Our New lot only looked like this for two weeks as the Knotweed grew back through the ashphalt. We will be getting some new paving done next spring.
Before the paving started we needed to remove the old Chimney. I wanted to use the big ass tow strap and truck. The chimney seemed wobley enough so we thought it would come down with a push! The floor is a two part epoxy coating. Mostly clear with a tint for patina.
