Canuck and Edgemont Villages new Shop
It's been some time since there were some new entries on here. So here is an update! For about four years Lloyd Costley (Edgemont Village)and myself have been looking for a suitable commercial building to purchase to combine our workshops, have some rental space and invest in a property that could give us a decent appreciation over time.
We viewed over 30 properties over the past four years and submitted 6-8 offers that just went no where. In Nov 2015 we were shown a 3500 sq ft building about to be listed and got an offer in right away. Our offer subject to minimal conditions was accepted immediately with a Mar 1 2016 closing. Attached are some early photos, overgrown property 50x50 rear yard. The main area is a 2600 SQ ft open shop with 14 ft ceilings in 1500 sq ft, 300 sq ft low ceiling , a Devillbis Paint Booth and plenty of storage in the old office areas, 900 sq ft. This was a view from the back , completely overgrown http://i285.photobucket.com/albums/l...pslw18bsvs.jpg Previous tenant was a sign manufacture, lots of tables, temp walls built everywhere. http://i285.photobucket.com/albums/l...pswp7wvosw.jpg Electrical was a nightmare http://i285.photobucket.com/albums/l...psfkbeuq1v.jpg |
Re: Canuck and Edgemont Villages new Shop
We knew we had work ahead of us as this 60 year old building needed a lot of upgrades to get to code. The building was sound with a new roof, East and West walls were concrete block and the posts and beams were solid redwood.
In some order we needed the back lot cleared,This was done by the Vendors son before we took possession. http://i285.photobucket.com/albums/l...pssp4pqjl2.jpg The back wall would need to be replaced and a new larger 10 foot door opening built. http://i285.photobucket.com/albums/l...pslc2wtpip.jpg With the lot cleared we had a combination of old asphalt, concrete and soon to return Japanese Knotweed. http://i285.photobucket.com/albums/l...pstydsmmyq.jpg |

First Order of business was to gut what we didn't need from the building
All electrical back to the panel. Temp walls but save the good building materials. Insulation Rotted back wall Old light fixtures. Old boiler system. Olds garage doors (barn style sliders) http://i285.photobucket.com/albums/l...pssrjldxbb.jpg http://i285.photobucket.com/albums/l...psndjkoldr.jpg http://i285.photobucket.com/albums/l...psqzorrdaq.jpg http://i285.photobucket.com/albums/l...psjvhvnsjc.jpg http://i285.photobucket.com/albums/l...psjplnfrkh.jpg We now had a clean slate to start working with,Week of Mar 1 2016 |

Week of March 1.
With an electrician on hand to start the electrical rework Lloyd and I tackled the back wall. It had been constructed with 2x4 60 years ago and covered with clapboard on the outside and chip board on the inside, everything was rotted. The wall for the low bay area was addressed first, this is where we learned of some of the challenges going forward and I leared what a precision carpenter, woodworker Lloyd is. With his penchant for "overbuilding" I stated that if he had been a consultant on the Titanic, it would still be afloat today. http://i285.photobucket.com/albums/l...psjusf0tof.jpg 2x8 studs, anchored to concrete base and side wall, pressure treated sill and wrapped in waterproof membrane, with lots of Butyl seal. http://i285.photobucket.com/albums/l...pskureptrh.jpg Our plan was to repurpose as much of the building materials as we could. there were about 10 sheets of good 3/4 inch plywood and 2x8 studs that had bben used for interior platforms that we would use for sheeting the new back wall. http://i285.photobucket.com/albums/l...psewuqukkh.jpg |

I reserve the right to vigourously defend myself in connection with this thread... Paul and I set out to create a car hobby shop to restore and warehouse our cars. When we bought the subject building we had to decide whether to demo the 60 year old timber beam, former valve shop (later used for movie prop creations then as a printing shop) that was neglected and unloved or reno it into a vintage shop with idiosyncrasies and character. As you will see we decided on the latter. The reno process that began in March 2016 has been interesting, challenging, expensive, frustrating, sometimes painful (I could keep going) and highly rewarding. You couldn't ask for a better partner than Paul.

Back of the Shop (only a Mother could love), back yard cleared, low bay exterior wall framed and door installed. http://i1187.photobucket.com/albums/...psadsnkelq.jpg
More Back Door (seen enough?!). It hadn't likely been opened in years. http://i1187.photobucket.com/albums/...psfvc1zmes.jpg |
